In accordance VA Pamphlet 26-7.2.c, builder is responsible for interest during construction period. So if we are disclosing single Loan Estimate & Single CD covering both construction and permanent phase,
1. Does the projected payment should start with Year 1 payment as 0.00, as borrower is not going to make payments during construction period of 7 months?
2. Do we have to consider this interest paid by builder (actually deducted from disbursement to builder) in APR calculation?
I couldn't locate any guidance regarding this in TRID.
