I have a TRID question please: We are going to begin to let our Title Attorney also do our Purchase Loan closings. So she will be doing our Title work and then coming back at closing as the Settlement Agent. My question is, on the Loan Estimate and Closing Disclosure, should we break these amounts out as “Attorney Fees” and Attorney Settlement Fees” or can they all be lumped into one line item “Attorney Fees?” Thanks!

They need to be broken out to some degree. Not every little thing...but your title exam/abstract vs their professional fees and doc prep are typically itemized parts.
