We are currently running a loan sale on home equity loans thru November 30th. The marketing department has asked for my help with the advertising. They want to run an add that says "Home Equity Loan Sale" and "No Closing Costs". I know "no closing costs" is a triggering term - however the last time I questioned them on this I was told that we do not charge any fees - not even a recording fee. But we do require property insurance - which I stated needed mentioned. I was overrode on this. My question now is - since this is a sale for a limited time - do we need to mention an ending date or the fact that there is a minimum loan amount if all the add states is "Home Equity Loan Sale" and "No Closing Costs"?? Loan advertising is not my strong point.....

Thanks!
