Hello, so I have started at a new bank and am reviewing loans. The bank does not show their Loan Doc fee as a prepaid finance charge....shouldn't it be a prepaid?

any help is great thanks!

1026.4(c)(7)(ii) Fees for preparing loan-related documents, such as deeds, mortgages, and reconveyance or settlement documents.

Do you know if there is some type of "cheat sheet"/list of what fees fall under what category? I appreciate it!

There are a lot of them out there: See page V-1.10

https://www.fdic.gov/regulations/compliance/manual/5/v-1.1.pdf

However, going by the fee name alone has a lot of risks. It all comes down to the definitions in 1026.4 to determine what is or is not a finance charge.
