Father and son want to get a loan against property they both own. Uncle lives on the property and also has a lifetime estate to live on the property? Is the Uncle to receive any TRID documents? Get rescission?

If the loan is a closed end consumer loan secured or to be secured by real estate (DIRT, or TRID backwards), Reg Z (TRID) disclosures are required. Uncle will be asked to join in the mortgage deed or otherwise pledge his interest, and it's his principal dwelling, so I'd say he has a right to rescind and will get a copy of the disclosures.

We would require Uncle to receive CD and have ROR. He has an ownership interest until his death.
