I have not done a payment flyer for a balloon loan and I have a couple of questions about how an advertisement should be disclosed. It is a balloon payment scenario. Shouldn’t we disclose –Conventional, 5 year Balloon, 15 year Amortization Loan Term

This is a conventional Balloon loan
1. Sales price is $69,999
2. Payment based on a loan term of 15 years
3. Loan type Lot loan 5 year balloon
4. Final balloon payment due in 2023 is $46,976.19

Is this how the payment flyer should reflect the scenario below. Or should the term be 15 years instead of 30years?
Does the balloon payment need to be disclosed on the flyer? smile

This is what's on the flyer below:
Lot Loan 85% Financing $69,900 7.45% for 30 Yrs $550 Payment/8.322% APR

How does what is on the flyer relate to the information above it? They are not the same product. What does 30 years have to do with anything? Not to mention that it does not even come close to any examples in 1026.24.

Thanks for your response. The information above it is what they thought they were representing in the payment example. which I agree these are not the same product.
