We are doing a loan to purchase an 1989 mobile home (no land). It is an HMPL and it's been a while since I wrapped by brain around all of the HPML rules.

Do we need to have an appraisal? Or is a mobile home exempt from the HPML appraisal rule?

You can find the exemptions in 1026.35(c)(2) and its Commentary.
