Regarding a HELOC: is it possible to extend the Mortgage for another 15 years after it “expires” and pay mortgage tax and still keep our position? By doing that we wouldn’t have to pay all the extra fees of having to do a new HELOC. Does any of this affect our foreclosure position?

If the HELOC has already matured, it will be a new HELOC from a disclosure standpoint. The other questions should be asked of your legal counsel, as lien position/foreclosure is a State law issue.
