I could use some help. Can someone tell me the required contents/disclosures for notices/letters on past due residential mortgage loans.

I understand the requirement/timing for the SCRA notice but that's all. I think it's the homeownership counseling issue that I'm wrangling with and when can you start mentioning foreclosure? I have all this banks old collection letters but struggling to know if they are still adequate.

I've said it once and I'll say it again - mortgage servicing is not my forte.

Read this for the counseling notice requirements:

Then read this regarding foreclosure timing:

As far as your collection letters and foreclosure requirements, you need to refer to State law.

You really need to get competent legal counsel involved. This is not an area in which you can afford mistakes, either from a financial or reputational perspective.
