If the property taxes are to be paid by the seller, we do not put them on the LE right?

That is correct. But if the buyer is going to owe property tax prorations to the seller at closing, then those would show as an adjustment in the cash to close on the LE.

I am still struggling with understanding Property tax information and how to disclose it properly, especially right now since some have already been paid.

We have a seller who has already paid the property taxes and the borrower is not paying any this year but is escrowing for next year, so..... do we not show any property tax information in the prepaids on the CD since the seller has already paid and the borrower is not paying any for this year, or

do we show in the prepaids on the CD that the seller paid before closing?

Unless the seller is being require to pay the property taxes at closing as part of their closing costs, they would not appear on the CD if they had already paid them.

Thank you. The Before Closing column stumps me most of the time!

Well, if the sellers were told it was a condition of closing and they paid it before closing, then that would be appropriate, but it sounds like they just paid it ahead of time.
