I'm looking for guidance on what loan closing documents require wet signatures. I believe it would be the note and mortgage, but not sure about any others. If I'm reading the E-sign exceptions correctly anything governed by UCC requires a wet signature. Also, does this apply to commercial loan closing documents as well? Thanks

I think you are referring to the Uniform Electronic Transactions Act (UETA) and not E-Sign.

I was looking under the Electronic Signatures in Global and National Commerce Act, Title I, Section 103 Specific Exceptions. Should I be looking elsewhere? thanks

Massachusetts' Uniform Electronic Transactions Act (UETA) is Title 15, Chapter 110G
