...not a math wizard unfortunately.

I have three loans secured by crosspledged properties:

Loan 1
$100,000
Secured by 1st Lien On
Property 1 - $120,000 Appraised Value
Property 2 - $110,000 Appraised Value

Loan 2
$95,000
Secured by 1st Lien on
Property 3 - $95,000 Appraised Value
And Sub Lien on
Property 1 - $120,000 Appraised Value
Property 2 - $110,000 Appraised Value

Loan 3
$90,000
Secured by 1st Lien on
Property 4 - 90,000
And Sub Lien on
Property 1 - $120,000 Appraised Value
Property 2 - $110,000 Appraised Value
Property 3 - $95,000 Appraised Value

All loans were simultaneous. How in the world do I figure the CLTV for each loan, for the Lar?
Does anyone have a tool or spreadsheet for calculating CLTV?

If I've done my math right and there are no other liens on the properties:

  • Loan 1 has an LTV of 30.30% and a CLTV of 86.36%
  • Loan 2 has an LTV of 22.62% and a CLTV of 67.86%
  • Loan 3 has an LTV of 17.82% and a CLTV of 56.44%

I can't for the life of me, figure out how you arrived at that. Do you have a formula that I can use? The loan amounts and appraised values that I posted were just rounded off examples.

43.48% and 123.91%
29.23% and 56.92%
21.17% and 68.67%

Well, as it turns out, the loans were NOT simultaneous. It was loan 1, then 2, then 3.

Loan 1 - 107,000 Properties 1 & 2
Loan 2 - 96,100 Properties 1,2 & 3
Loan 3 - 95,000 Properties 1,2,3&4

Prop 1 - 127,000
Prop 2 - 110,000
Prop 3 - 99,000
Prop 4 - 95,000

I came up with:
Loan 1 - 45.1477%
Loan 2 - 60.4464%
Loan 3 - 69.1647%

I did assume simultaneous closings. If not, and using your updated loan amounts and property values, I match your results.
