We normally offer construction only loans and then do a new loan once completed, if the customer requests. New disclosures are provided with the refinance. I was asked if we are allowed to modify the construction loan as a balloon loan. What would the TRID disclosure process be if we decided to modify?

It would all depend on whether what you are doing would be considered a refinance under 1026.20(a).
