The Providers list use to be pretty simple but we are using a new title company in a different state that has us confused. We got a quote from a Title company, they provided us a set a fees for each service and we list the fees on the LE and Title Company on the WLP for service.

Now we are at the end of the loan process and ready to get our CD out. They provided us with their CD and all the fees for title services have different providers for almost every fee, except the Closing fee and the Wire which is tied to the actual title company we received a quote from.

Do we list all these different providers or the title company (middle man)? These other providers are who the title company uses for those services. If we were to list the different providers on the WLP wouldn't that be confusing and overwhelming for the customer?

Who are you cutting the check to for the title services? Your middleman or all the various parties? This comes up occasionally and there is really no guidance. If you are cutting the check to the middleman, I think it is industry practice to list that middleman. The argument is how far are you willing to go down this rabbit hole. The title company uses a carrier and they charge you a carrier fee - do you list the title company to whom you cut the check or do you list "Joe Carrier Driver"?

That is how crazy this one is! Five different providers. Only one check will go to the Title Company (middle man) and then they disburse to their providers after the customers sign the documents. We will stick with disclosing who the check is going to, Title Company. Thank you!
