would a Federal Court Certificate be a fee included in the APR? It is a county required certificate nd the title company and closer are asking.

The is the response from the title company.

It checks a record that cannot be checked in abstracting county (there are 3 Federal Districts in the State of Oklahoma that certain liens and bankruptcies are filed within, so we have to check in that Federal District to make sure there is nothing that could effect the insurability of the mortgage)

It is a condition of the title examination then. It would most likely be excluded, but an investor might have other overlays.

(7) Real-estate related fees. The following fees in a transaction secured by real property or in a residential mortgage transaction, if the fees are bona fide and reasonable in amount:

(i) Fees for title examination, abstract of title, title insurance, property survey, and similar purposes.
