I am working on a loan where we are taking a commercial unit in a residential condominium. The condo consist of 90% residential and 10% commercial. The condo association provided an RCBAP since 75%+ of the total floor area within the building is residential. However, the number of units on the RCBAP does not match up. There are 90 residential units and 1 commercial unit. The RCBAP should indicate 91 units, correct? The condo association said they can't fix this as the RCBAP covers the entire building. Am I missing something?
The appraisal report shows 91 total units (90 residential and 1 commercial). The RCBAP shows 90 total units. The total building coverage amount is $22,500,000 with a replacement cost of $22,689,000.
Then it sort of means the policy is not written correctly. Someone needs to point the association and agent to the October 2021 Flood Insurance Manual Page 3-55.
Total Number of Units in the Building
Determine the number of units in the building. If the building contains multiple units, count the total number of units including both residential and non-residential units.
