When pulling a flood determination on residential property with a detached shop not being used for living quarters but has a bathroom, is a separate flood determination required for the shop?

Not if the FHD covers the entire property. What would be the point?

Great point!! If the property is in a flood zone but after further research it is determined that only the detached shop is in the flood zone, would a Notice of Special Flood Hazard Insurance and flood insurance on the shop be required or would it fall under the detached structure exclusion?

That would depend on what the shop is used for. To be a "detached structure that is part of a residential property," it would have to be detached from the primary residential structure and would have to be used primarily for personal, family or household purposes, and not primarily for agricultural, commercial, industrial or other business purposes.

If the shop is used for hobby work, it would probably qualify. If it is used in the property owner's business, it won't be exempted.

The detached structure exemption does not exempt the need to provide the notice if the property is located in a SFHA.
