We have a loan request to purchase a mobile home as a primary residence. Borrowers are settling on the property where the mobile home will be placed and are working on deed transfer and all legal paper. This property was given by family however its being split and surveyed out. Borrowers want to purchase the mobile home now and we will only take the title at this time. Loan officers want to do a 2 year balloon for right now to give them time to settle the property and then we will take a mortgage at the 2 year mark. Since it's just the title for right now and TRID does not apply can we do the 2 year term? Is there something that will prevent us from doing this? TIA
