We are taking a lien on improved property. The property does have a residential structure on it (manufactured home), but the home doesn't have any impact on our loan (we aren't using it to secure the loan).

Is this HMDA reportable? I think not, due to no dwelling securing the loan. It just feels strange to go that route since we know there is a dwelling on the property.

If the dwelling remains personal property, your lien on the real property will not attach to the manufactured home. You have a loan secured by bare land in other words.
