We have been collecting the fee for satisfying a mortgage at the time of loan closing. Going forward we want to collect this fee when the loan is paid-off. Since security interest charges, such as satisfaction fees, have to be itemized and disclosed in order to exclude it from being treated as a finance charge, what is the recommended method for disclosing this fee if it's not collected until the loan is paid-off? Since we are presently collecting this fee when the loan is closed, we have been disclosing it on the GFE and HUD Settlement Statement, however this no longer seems correct if we don't require this fee to be paid until the loan is paid-off.
