If a radio ad states that we offer up to 30 year mortgages in addition to other products, does this trigger the additional disclosures?

It is not advertising a particular product.

Thanks

You have mentioned the term of a loan and it triggers the remaining Reg. Z advertising disclosures.

Does it make any difference if an advertisement (written letter with the term of the loan mentioned) is a pre-screened solicitation? I don't think so but am looking for other opinions.

It makes no difference. How can you a pre-screened solicitation without making a firm offer of credit?

Ya got me. Is there a difference if the solicitation is not a firm offer of credit? In other words, maybe we say "we have a product and you can have this if you call us at...."?

Well, the use of the term "prescreened solicitation" usually is associated with obtaining a prescreened list of consumers from a credit bureau and as such would require a firm offer of credit.

Thanks. I may be thinking too much. IMO, a trigger is a trigger is a trigger.
