for mobile homes, if you do not know the potential site, HMDA allows you to report "N/A" for the property location. Is that correct? if so, what do you do with the validity edits?

Some validity edits are simply false positives, such as Income <$9K. It may be that it was less or it is an employee and is left unreported.

Page 26 in Getting it Right tells you NA is OK if the property location is unknown.

i was always under the impression that we SHOULD NOT report with any validity edits...

A validity error is bascically saying "Hey you put something here I wasn't expecting, are you sure this is what you meant to put here?"

My software calls those quality edits. The validity edits are the things you have to fix before you can file. Is this a case of different terms for the same thing, maybe?

A validity error occurs on records that have invalid information in one or more fields. The code for a validity error begins with the letter V.

A quality error indicates that a specific record does not comply with the expected standard. The code for a quality error begins with the letter Q.

Validity edits must be corrected before submitting your records.

But a property location is a Quality edit, not a validity edit. It is Q030 MSA/State/County/census tract-BNA should not equal NA

I get both V285(for state code) AND Q030(MSA/State/County/census tract) for all the mobile homes with no property location.
Please help!

How are you entering the information? I just entered a loan into the HMDA software using NA NA NA NA for the census information and the only error I got was Q025 for the amount being less then $10k for a purchase transaction.

It appears V285 requires the State code to be NA if the MSA code is NA. Are you putting the state code in but leaving MSA as NA?

OK, I finallly duplicated a V285.

MA=1020 SC=NA CC=105 CT=13.02 (these are valid MA, CC & CT codes)

If you do not know the MA or CT that the mobile will be located in then your entries should be:

MA= NA SC=18 (appropriate code) CC=105 (appropriate code) CT=NA This should eliminate your error.

If you do know the MA, CC and CT then you should be able to find the SC and have a complete entry.
