I have a loan whose purpose is to help child with home purchase. The loan is secured by the parents residence. It is not a refinance. Would this be reportable as a home purchase? If so, I assume I would report the info. on the parents home.

Depends, are the funds going to the seller or to the parents who will then give them as a gift to their child?

If the funds are going to the seller I would say it would be a reportable home purchase and I believe you would report the info on the parents house because that is the property being taken as collateral.

The funds were deposited directly into the children's account. So since funds did not go to title company, would you say I do not report it?

Then I would say not reportable, but you might want to wait and see if anyone disagrees with me.

Yes. Your proceeds were used as a gift to the children. Not to purchase a dwelling.
