Two notes:

Note 1/[/b]original purpose to purchase land/secured by vacant land;

Note 2/original purpose to purchase 1-4 family renetal property

These two notes will be consolidated into Note 3 with additional money for home improvements/note will be secured by 1-4 family rental property and vacant land. The loan will be classified as a refinance of 1-4 family property, is this HMDA reportable and as what?

Note 3 is reportable as a home improvement loan. Report the property location and occupancy status on the property being improved.

So I can understand, how will this loan be identified as a home improvement loan if it is classified on the bank's system as a refinance of 1-4 family; I thought it had to be either coded as a home improvement or seperated out by colored files or something. It is stated in a loan memorandum in the file, is that sufficient?

Loans secured by a dwelling with a home improvement purpose do not have to be classified as home improvement loans. They are always HMDA reportable.
