Does anybody know if we should include a Redemption Bond Fee in the APR?

Sorry...I realized after I sent this that I didn't include that the fee is being charged by the Title / Attorney....

I'm not sure what a redemption bond fee is and why a title company would be charging it. If it is a charge that is a result of the credit transaction and not tied to an exemption in .4(c)(7) then I would have to initially say it would be. But again I really don't know what this fee is.

I didn't know either, but the closer told me that we had a Foreclosed Property that had a 1 year Right to Redeem. This was showing as an "exception" on the Title so they had to prepare a Redemption Bond in order to secure the Title.

Do you have a "tax sell" property that was bought by your borrower and the original owner has one year to pay the taxes and redeem the property? I think I would want to know more about this property before lending money on it. If that's the case in one year you may not have a property securing your loan. Fortunately I have never had to deal with this so I'm in the dark of the legalities without doing some research.

Now with that said, I would consider this as part of the title insurance fee and exempt it based on that. Just my opinion.
