What should be our position when we get a flood determination from a third party vendor that the property is not in a flood zone, but the appraiser mentions that it might be. Is there any obligation or recourse for the bank to question the flood vendor or just accept the determination as received. They are a bonded company.

Their being bonded comes into play when there is a real problem. You don't want to get to that point.

Certainly you can verify the correct status with your vendor. Ask them for the map that was used or look it up. They want to be correct as much as you want them to be correct.

My experience is that appraisers eyeball it. Hopefully your vendor is looking at the map with the legals.
