Just out of curiosity:

What do you do when the Loan Officer that closed a loan in a branch (instead of an attorney's office) forgot to get the customer to sign the Closing Acknowledgement of receiving the appraisal 3 days before closing?

Do you have the customer to come back in and sign the form or do you get a Memo to File or what?

Trying to determine the best way of handling this issue.

That is strictly an internal form requirement, not a regulatory one. You handle as you see fit.

If you have an acknowledgment signed by most customers and not this customer, this gives the appearance that you did not provide the appraisal to the customer. The customer can still acknowledge that he/she received it three days prior to closing. That is what I would do....JMO
