We're trying to prepare the LE for an out of area loan. I'm seeking guidance on how to treat the following fees and hoping some of you will be familiar with them. The property is located in the greater Chicago area. Fees are: CPL - buyer, CPL- lender, anti-predatory lending certificate (ILAPLD), electronic package, EPL Endorsement, Gap Risk Update Fee, State Regulatory Fee. For placement purposes, I believe most of these are title service fees, but I'm not sure. Since these fees are not (c)7 exemptions, I've included them as finance charges and in points and fees calculations as well. Is this correct? We will contact the title company for further explanation of the fees, but I wanted to do my homework on the subject first. I would welcome any feedback. Merry Christmas and Happy New Year to all!
