First, thank you to whoever developed the Excel TRID Calculator.

Not sure if this has been address already but the TRID calculator seems to be off:

Scenario in the Desired Closing Tab:

Desired Closing Date: 2/17/220
Last day Applicant can receive CD: 2/13/2020
Date Issued: 2/13/220
Method: Email
Evidence? Yes
Date: 2/13/2020
Date Received by legal definition: 2/13/2020
Enter Closing Date: 2/17/20 - WARNING!... Huh? The calculator above says it's ok, but then it's not???

When I do it earlier in the week, it's fine. I know Sunday doesn't count, but not sure why the weekend is changing things.

To my knowledge, this is how it goes:
ACKNOWLEDGED / CAN SIGN
Monday/Thursday
Tuesday/Friday
Wednesday/Saturday
Thursday (2/13/2020) /Monday (2/17/2020)
Friday/Tuesday

The program may be showing a strange result due to 2/17 being a federal holiday.

Ah. Right. Thank you. I can still close on Monday if CD is received by Thursday? Or should I send it today then?

Yes, but you have to document that it's received by Thursday (unless you deliver it in person).

Thursday is three business days prior to Monday - regardless of whether it is a holiday or not.

Yes, but I still suspect that the tool hiccups if closing is scheduled for a federal holiday.

Many of these tools do. It is hard to not count the day and then count the day all at the same time. Even we run into this situation for closing on a Federal holiday and we have a pretty sophisticated system.

Lost in a regulatory fog
I created that tool 5 years ago and only entered Holiday through 2019, so if you do not update the holidays then you will get errors. The password to unprotect the spreadsheet is TRID and the Holidays and formulas are in hidden columns D-K.

The calendar is a great tool and we use it on a daily basis. I seem to have encountered an error and it's not because of the Holiday. My customer received the LE on 2/14 and the then received the CD on 2/18. The calendar indicates that the earliest possible closing is the 24th. To me the earliest possible closing should be the 21st.

What am I missing? Or is there an issue with the formulas within the calendar?

I would say it has to do with the 7 day wait between LE date and when closing can take place factoring in the Holiday.

That would make sense if the calendar is not taking Saturday into consideration when calculating the number of days. Saturday for our FI is business day because we are open....although we don't process any work on Saturdays so I am not sure if that matters when determining to count it in the 7 days.

So, changing the calendar and indicating that Saturday's are a business day for us didn't change the calendar. Does anyone know what else I can do to fix this? Per the instructions, I indicated, in the Holiday sheet, a Y for the Saturday Business but nothing changed.

Starting on the 14th and counting forward 7 business days including Saturdays - I land on the 24th.
