I see several references to OTI and negative numbers -- but can't determine if it's acceptable to have a negative number in Section C that's the result of a credit from the title company for using the same title company for a subsequent transaction (by the borrower).

Anyone run into this?

An Owner's Title Policy is not disclosed in Section C. The full cost of the lender's title policy has to be shown in Section C (or B). I am not sure how that would ever be a negative number in those sections.

I'm sorry if I wasn't clear -- but there is not an owner's policy involved. The title co. gave a discount for repeat use.

Even if the title company is giving a credit for a previous lender's policy, how is that resulting in a negative number for the lender title policy? Are the crediting the lender for more than the new policy?

The title company is itemizing it as a negative number (credit) on their invoice. So something like:

CPL $50
Lender's Title Insurance $450
Settlement Fee $350
Quit Claim Deed $75
Re-issue credit -$150
Total: $775

Well, you can net them, or you could list the credit in Section C and identify the title company as the payor or you could also list it the same way as a negative number in the Payoffs and Payments table, if you are using the alternative form, or Other Credits, if you are using the standard form..
