If an institution receives online mortgage applications without the borrower selecting a specific product and the borrower is declined prior to selecting a product, for example, doesn't meet the minimum credit score requirements, how should the Introductory Rate Period be reported for HMDA?

If they didn't select a specific product, they could have been applying for a fixed rate loan. I would report as "NA" unless you believe (and can support) they were applying for a variable rate product.

What if the application is submitted and selects ARM, but no fixed period is specified?
