I'm still learning the CA mortgage process - and I get the dates are different etc. If title has the close of escrow as 2/16 (date on the contract also), but borrowers are signing tomorrow - I would have my docs dated for tomorrow and they would sign tomorrow. Would I put the disbursement date of the 16th as that is what they are expecting to fund the loan (then change it if it changes again)? Also what day is the homeowners effective? The date printed on the docs? Normally all investors expect HOI to be effective the date of closing - which in this case the date printed on the CD would be tomorrow - but they really won't take ownership til the 16th? its hard for those of us in wet fund states to understand this at times....any help is greatly appreciated! I feel like a fish out of water....
