What is the grace period for real estate loans before charging a late fee. I am thinking that it is 15 days. If so, did it used to be 10 days and when did it change?

First lien - 15 days.

Subordinate liens and HELOCs - 10 days and you are limited to the $17.50 as the maximum late charge.

Be careful of who your regulator is. OTS has a rule that all primary residence loans (regardless of lien position) have 15 day grace periods (great that we're all on a level playing field, huh).
