We have a postcard we'd like to send that says: $595 plus title - Home Loan Closing costs. Ask a representative for more details today!

We do not specifically state finance charges...therefore do we have any additional disclosures needed?

If the $595 is or includes fees that Reg. Z views as Finance Charges, then you have a trigger term and will need to do a full advertising disclosure. Other than Reg. Z, you'll need to include the doghouse.
