We rarely do construction loans. If we are doing the financing for someone to put an addition on their home, do we have to file a Notice of Commencement? Do we have to notify the first lienholder?

I would say yes to both - you would need to do a Notice of Commencement for that type of construction. And anytime you are taking a second lien there should be a Notice of Limitation of Future Advance to the first lien-holder.
