we have been having an internal discussion on this topic so i thought i would get some other opinions.

we underwrite loans (to investor guidelines) for a couple of TPO banks (loan closes in TPOs name and TPO funds loan). since we make the credit decision, we report as originations on our LAR.

our question lies with our responsibility pertaining to them selling THEIR loans.

we are under the impression that we are responsible for knowing whether or not our TPO sells these these loans off or maintains them on their portfolio. Your Thoughts?

third party organization... essentially we do processing and underwriting for a few a small area banks
