For HMDA, the guides I've read state that the borrower-paid origination charges are shown on Line A, page 2 of the Closing Disclosure. I'm looking at a closing disclosure that has a credit back on page 3 for an extended lock fee that was paid before closing, then not required. Of course that fee is in the total on page 2. Should this refunded amount be netted out of the total borrower-paid origination charges reported for HMDA? Thank you!

Never mind. They will net it out. Going forward, refunds will be shown using the negative origination charge approach on page 2 so the total for borrower paid costs is correct on the expected line for HMDA.
