I am making a loan to purchase a home and 35 acres of land. Do I have to escrow the taxes and insurance on this loan?

Is the home being purchased to be the primary residence of the borrower? Is it an HPML? Will your bank have a first lien? If the answers to all are "yes", then yes, you must escrow.
