Can I charge borrowers a flat fee at closing for using a platform system provided by a third party or must I absorb the cost?

This is my opinion of what you are asking. I'm assuming you are speaking about a loan document platform system that enables you to produce necessary documents to make a loan.

You could build that cost into a document prep fee, which will be a part of your loan origination charges and a ppfc.

Unless you pay this provider per loan, I see no other way you could list this charge. If it is per loan and paid per loan, it would be a Block 3 fee payable to the vendor.

The system provides an origination and processing platform. The provider would be paid per loan. Also would this be a bonafide third party charge I could exclude from the finance charge according to the new QM Rules?
