As per the instructions for completing the HUD-1 in RESPA, the total charge for title insurance (except for the cost of the title binder)is to be entered on Line 1108. Does that mean we should combine and enter the total of: the amount of the title insurance premium, the cost of endorsements and the cost of the closing service letter or should we also include in this total the cost of the title search and title examination, which in my opinion are also indirectly related to the total charge for title insurance?

IMO those charges are for services related to obtaining the title insurance and is not the cost of the "title insurance" policy.

We work in several states. Title insurance usually comes as a flat fee for a lenders or owners policy. This includes the searches, etc.

In Iowa, you have to do an abstract update and then continuation, first and then final letter report and title guaranty. We show the the abstracting as one charge, the attorney's fees as another and the title guaranty cost on 1108 as title insurance.
