If the borrowers flood insurance company provides the 45 day notice of renewal to our customer, and they give us a copy for our files showing that they have been notified, do we still have to send out our 45 day renewal notice?

The bank has to notify the customer 45 days prior to forceplacement yes. I don't believe we are required to send out a renewal notice, although my bank does it too, but I don't believe there is a requirement, assuming your talking about the notice sent 45 days before the insurance expires.

I have my first possilbe force place flood situation. Would you mind sending me a copy of the letter that you send out notifying the customer of force place coming in 45 days? I just can't get the wording to read the way I like it.

I suggest using the exact wording from the FEMA Guidelines. You can download it in pdf and copy/paste.
