If we have a Commercial Open-end Line of Credit that is maturing, can we convert that to a closed end loan with a modification agreement or would this trigger a refinance? I know with it being commercial that the Reg Z and RESPA disclosures wont be an issue but just want to get others thoughts.

What is a "refinance" and why would it matter if you cause one to occur?

We are a commercial bank and have done this many times with a modification/change in terms agreement. Always cleaner for the customer to process as a refi of the old loan but because you don't have disclosures to worry about you can do the modification.
