Seller pay all title fees - simultaneous credit

The seller is paying all title fees including the full Owner's and Lender's policy. Do we still need to show the simultaneous credit?

If you are showing that the seller is paying the full lender's title policy and the owner's policy as calculated using the simultaneous issue discount formula, there would be no additional seller credit required.
