Construction Method -preapproval no property found

How would you suggest we report the construction method for a preapproval request that did not identify a property and is now closed out since a property was not found to purchase? Would you follow the "old" guidance for property type that stated if you could not determine if the property was a manufactured home (after trying) report as 1-4 family. Following this "old" guidance I would think we should report as site built but have not found any guidance in the regulation, commentary, small entity guide, and FIG other than we cannot leave the field blank.

Anyone have thoughts on this? I went to HMDA help and they answered regarding a completely different field - no help from CFPB on this one I guess.

I would say you report what the borrower was planning to purchase when they asked for the preapproval. I know we would always ask this question as part of the preapproval process because it has to be considered as part of the preapproval underwriting decision (and any AUS used).

Does anyone have any more insight on this? We have several Pre-Approvals (denied or approved & not accepted) we are reporting and I'm unsure of how the construction method should be reported if there is no property.

Unless we know specifically the borrower is looking for a manufactured home to purchase, we go with site built.

We've received an application online and the following day the member withdrew the application. We have no information on Construction Method. I've checked regulations and it doesn't say anything if we have no data.

By chance, did the borrower list a property address in the application? Many times I do a google search on the property address to see that type of building is located there.

Yes, they did.
That was what I suggested to our Mortgage Team, but was checking if there are "rules".
