Some creative/catchy advertising needed - 08/24/06 10:01 PM

Alright Guys and Gals, I need some help. Everyone in the office has been asked to come up with some ads for our apartments. I'm not that creative when it comes to marketing so I figured I could turn to BOL. The deal is, we need to get a little higher occupancy rate and we trying to target some last minute student housing needs. Any suggestions? Thanks in advance for your help.

"student" housing? how about free pizza coupons ($100 gift cards to pizza hut or something) with new 9 month leases?

Hey thanks Dip. We are trying to look out for all your fellow Californians, after all, they make up a good percentage of our business. Our market has been flooded (not in a bad way!) with California people with deep pockets ready to give their money to us poor Texans!

anything free is always good. You could always use the things that people need most in life: gas and food.

Free groceries (up to $100) or free gas card (up to a $250 value) with a new 1 yr lease.

advertise whatever you come up with at the student union, and contact the schools admissions and general help departments to let them know...

Geeks, actually. But I would bet a significant portion of the college group would get it. Those that didn't would ask questions, be a good way to get attention.

If there's a pool visible from outside the complex, you could hire some gorgeous scantily clad women to lounge around out there.

Our dilema is that our market area has somewhat been over developed in regards to housing. They recently took the cap off our enrollment (which is currently ~45K) so we expect an additional 10-15K new students over the next 5 years. We just recently advertised a free Ipod for a 12 month lease but it didn't attract much traffic. I personally think that the students are being spoiled and a great deal refuse to live in apartments. They can pay an extra $50 per person per month and live in a duplex or house.

I am sure that most of them already have an IPod. I think gas and food are the way to go. No matter how much money mommy and daddy have you can never have enough gas and pizza money.

with gas prices being so high, everyone would like a free tank of gas.

On average, a tank of gas is going to cost approx. $50. Take that times 12 months, you get $600. That's the same thing as giving them a month's free rent. But who wants that? Free gas, I say.
