Joint Intent - Guarantor limited to R/E

If we have a guarantor on a commercial loan who is not a principal of the business, is the wife of a principal of the business and is "limited to her ownership interests in the principal residence being held as collateral" would we need to have her sign a joint intent form for Reg B purposes?

If you are requiring her to sign the document to perfect your lien in the security where is the joint intent? There is none therefore no documentation is required.
