Are loans to finance a VRBO or Air BNB considered a dwelling for HMDA or transitory?

On HMDA reportable loans, even if the bank is partially exempt, do you still have to give customer demographic information that includes sub categories for ethnicity and race?

If the purpose is to purchase a vacation home (personal purpose) then we would report this as a home equity HMDA loan?

On the exempted data fields, am I correct that some of the fields you type "exempt" and others you type 1111?

On files that are closed for incomplete, we have been using the date the form expires as our action date for several years now, but your manual states, the date of the form. Do we need to be looking to change that, or since we have been doing it this way for several years, do you think we will be OK as long as we stay consistent?
