If a financial institution discovers a crime or fraud and wants to notify law enforcement, what if anything is needed before records/documents are turned over to help with the investigation?

If we know property securing a loan is not in a flood zone, isn’t it unfair for the borrower to be charged a fee for a flood hazard determination?

Our customer wants an ARM loan because the initial rate is quite favorable, but he is concerned about future adjustments. I really don’t think rates will be rising anytime soon and, besides, he will probably refinance or sell his property before they do. Is it okay for me to tell him what I think?

Bob and Mary are applying for a loan that will be secured by the equity in a house they own. Currently, they live elsewhere and their adult daughter Suzie lives in the house. Since she will be impacted if the loan goes into default, shouldn’t she be entitled to a right of rescission?
