This concerns banks having residential lot loan programs for the purpose of purchasing a parcel of land with future intention to build primary or secondary homes. Many loans were structured as interest only for a 3-5 year period. Many of these loans are now coming due. Given the downturn in the RE market, borrowers are hesitant on building. Coupled with tight credit underwriting policies, these borrowers are having a hard time getting their loans refinanced elsewhere, and thus, the existing banks are having to underwrite them if positive cash flow streams are evident with principal curtailments being required. My question is: What is considered a prudent amortization period for residential lot loans, 10, 12, 15 years? Some lot loans are large due to the fact they are on a lake or part of a high end resort type development, and thus, 10 years can make their global DSC under 1 to 1x.
