Broker Price Opinions are not evaluations

Can we use a realtor’s BPO (Broker Price Opinion) for an evaluation?
Answer: 

Evaluations must include an estimate of market value. Most BPOs indicate a “Most Probable Sales Price” and this is not the same as “market value.” Therefore, in most cases BPOs would not be considered acceptable as an evaluation. This program will discuss possible solutions in a case like this.
